Estimation and analysis – Rental value of the property

You need a rental estimate of your Property?

31 Immobilier advise you and prepare you a comprehensive report on the rent brackets on your Property and its environment.

Conduct of our analysis:

  • Making contact with the client to understand the context and issues.
  • Definition of the service, mandate and scope of the Property to analyze on a rental basis.
  • Collecting documents on the locative estimate: property certificate extract, Real-estate diagnostic… We consider all elements having a positive or negative impact on the rental estimated of the Property.
  • Property visit and analyze of its environment.
  • Drafting of the report with photographs, annexes and conclusions.

Only the criterion of the number of square meters does not define the value of the property. It considers also a comparative approach, feedback and overall conditions of the Property: environment, location, layout and number of rooms, dilapidated, presence of a private parking lot, a garden, a cellar, a balcony, ease of access to amenities… And consider the rental demand on the sector in question.

Lastly, in the absence of dispute in the context of leasing a Property, the notice of rental value, which the legal scope is lesser, is generally sufficient.
